The 17th century Farm House is surrounded by fields and wildlife and located less than three miles from the centre of Colchester and Essex University a mile from the village of Elmstead Market Beth Chatto Gardens and only 15 miles from Harwich. It is on the edge of Constable Country.Guest facilities are completely separate from our own affording guests a level of privacy not normally associated with Bed and Breakfast accommodation. This also allows you to check in anytime after 2pm without restrictions. Please note that we are unable to accommodate children or pets. Pheasant Lodge is completely separate from the main residence with its own entrance and parking the 55 square metres of luxurious ground floor accommodation is filled with natural light and includes 2 queen size beds an en suite bathroom desk and wireless internet. It also has a breakfast bar large kitchen area and microwave. Fantastic views from all 6 windows. Private patio and sun loungers.Pheasant Suite has its own entrance and parking. The breakfast table overlooks fields and the bedroom has a beautiful ornate king size french bed which looks out onto a private sunny courtyard. The fully tiled bathroom has an enormous bath for two and a separate shower. Breakfast can be served in the courtyard on warm days. Pheasant Retreat -The Ultimate Honeymoon Experience (Opened January 2011)The Retreat which overlooks the fields is completely separate from the main residence with its own entrance and parking. It has a superking size bed designer ensuite bathroom with an enormous bath and a separate shower. There is a kitchen area with hob and microwave. The private garden is equipped with a large day bed for 2 table and chairs and loungers.It also has a safe wireless internet and air conditioning. Breakfast is delivered by way of a 2 way hatch to ensure that you are never disturbed and have total privacy at all times. Chilled champagne available upon request. All of our Suites are equipped with the following:- Heated towel rails robes slippers toiletries big fluffy towels electric blankets settees china cutlery glasses bottled water biscuits fridge iron and ironing board hair dryer flat screen TV DVD player CD or Ipod player and binoculars. They also have independent heating systems.Breakfast is full english (19 different types of local sausage) smoked salmon berries posh porridge luxury muesli warm spiced fruit salad yoghurts fresh juice toast croissants etc. Fresh local produce used whenever possible. All served on beautiful china and cut glass.We also have 2 bicycles which you may borrow free of charge. No helmets provided. Our aim is to create an experience not just a visit.

Directions by roadFrom Colchester on A 133 towards Clacton go past Essex University and turn left at the end of Dual Carriageway before reaching the village of Elmstead Market into Tye Road. Balls Farm is half a mile on the right hand side.From Harwich towards London on A120 turn left onto the Harwich road following the sign to Elmstead Market go through the village and turn right immediately on leaving the 30 MPH section into Tye Road. Balls Farm is half a mile on the right hand side.From Ipswich on the A12 at Colchester take A120 towards Harwich. At the Clacton junction continue towards Harwich and then turn right towards Elmstead Market. At the traffic lights turn right towards Colchester on leaving Elmstead Market after the 30 MPH section turn right into Tye Road. Balls Farm is half a mile on the right hand side.
